Types of loft conversion

Rooflight (Velux)

No change to the roofline — windows sit flush in the existing slope. The most affordable route, if you already have the head height.

Dormer

A box built out of the roof slope to create real head height and usable floor area. The most common way to get a proper bedroom up there.

Hip-to-gable

Squares off a hipped roof to unlock volume that's otherwise wasted. Common on semis and end-terraces.

Structure, stairs & fire safety

Steels, floor build-up, a compliant staircase and a certified escape route. This is the part the wrong builder skips.

Common questions

Do I need planning permission?

Many loft conversions are permitted development, but dormers and hip-to-gable alterations can need permission depending on volume and location. We'll tell you before you spend money on drawings.

Does it need Building Control sign-off?

Always. Structure, fire escape, insulation and staircase geometry all have to be certified. It isn't optional, and it's what protects you when you come to sell.

What does a loft conversion cost?

We price loft conversions at £1,800–£2,600 per m². A rooflight conversion typically starts around £25,000. Dormer and hip-to-gable conversions run higher because of the structural work involved. You get a fixed written quotation after a site visit — not a range.

Do I have enough head height?

As a rule of thumb you want around 2.2m from floor to ridge before conversion. It's the first thing Luke measures — and if it doesn't work, you'll be told straight away.

How long does it take?

Most conversions run six to ten weeks, depending on type and complexity.
