New-build costs
How much does a new build cost?
We price new builds at £1,900–£2,600 per m², turnkey, built to NHBC standards. A recent Swindon-area scheme — a block of three flats — came in at £373,600, which works out at roughly £2,000/m². Groundworks, access, services and the engineer’s foundation design move the number more than the house itself does, so every plot is priced individually after a site visit. You get a fixed written quotation, itemised.
Do I pay VAT on a new build?
No. The construction of new dwellings is zero-rated for VAT — there is no VAT to add. On a £370,000 build, that is roughly £74,000 that an extension client would pay and a new-build client simply does not. It is one of the biggest financial advantages of building from scratch, and it is routinely missed.
What's included?
Groundworks and foundations, structure, the full cavity wall build-up, roof, and Building Control certification throughout. Chartered (MCIOB) oversight from our director on every stage.
Do you take on developer work?
Yes. We've delivered new-build housing plots as principal contractor. Talk to us early — the cheapest time to fix a buildability problem is before anyone breaks ground.
