Windsor Road, Lawn
A load-bearing wall removed between a kitchen and a living room in Lawn to make one open-plan space. Engineer-specified steel, temporary works while the wall came out, the beam boxed in and the whole room replastered — three days on site, inspected and signed off by Building Control.

The job that looks simple and is not. The floor above was propped both sides, the wall taken down in a controlled way, the padstones bedded and the steel lifted and fixed to the engineer’s drawing before the props came out. Then the beam was boxed, the ceiling and walls made good and the room plastered the next day.
Propped and opened up
Ceiling opened to expose the joists, temporary props either side of the wall line, and the bearings prepared.


Steel in
The beam lifted into place on its padstones and the props left in until it was fully bedded and fixed.


Boxed and plastered
Beam boxed in, the ceiling line made good and the whole room replastered the following day.


One room, signed off
Kitchen and living room now one space, the floor above carried on engineer-specified steel, inspected and signed off by Building Control, and plastered ready for decoration.
